Unlike high-pressure power washing, our soft wash system uses low-pressure application of biodegradable detergents and targeted treatments to remove mildew, algae, lichen and organic staining, without damaging shingles, siding, paint or stone.
How soft washing works
High pressure removes what's on top. It doesn't kill what's underneath, and on the wrong material it does real damage: cracked stucco, stripped paint, splintered wood, water forced up under siding, and granules blasted off roof shingles.
Soft washing works differently. We safely clean delicate building materials using low-pressure techniques and professional-grade, biodegradable cleaning agents. Because those agents kill biological growth at the root (the spores and biofilm, not just the visible stain), the results last considerably longer than pressure alone, while preventing surface damage entirely.
It's the right method for most of what makes a Southern California property look tired: the green and black streaking on north-facing walls, the lichen on a tile roof, the mildew that keeps coming back a month after it was last washed off.

Soft washing FAQs
Is soft washing or pressure washing better for stucco homes?
Soft washing is the better choice. High pressure cracks stucco and drives water into the wall assembly. Low pressure with the right detergent removes the algae and mildew without touching the finish.
Will soft washing damage my roof shingles?
No. That's why soft washing exists. Pressure washing a shingle roof strips the protective granules and shortens its life. Soft washing removes moss, algae and lichen chemically at low pressure, leaving the shingle intact.
How long do the results last?
Longer than pressure washing, because the treatment kills the spores and biofilm rather than just rinsing off the visible layer. How long depends on shade, moisture and tree cover. North-facing walls under trees regrow fastest.
Are the detergents safe for plants and pets?
We use professional-grade biodegradable cleaning agents, and we pre-wet and cover landscaping before we start. Keep pets indoors while we're working and until treated surfaces have dried.
